Evacuation Plans & PEEPs

Site-specific evacuation plans and personal emergency evacuation plans that make sure everyone in your building, including those who need help, can get out safely.

A Safe Way Out for Everyone

Clear plans that work on the day

An evacuation plan turns your building's fire strategy into clear, practical steps: how people are warned, which routes they use, who does what, and where they go. It has to reflect how the building is really used, and it has to work for everyone in it.

Some people will need help to leave a building in an emergency. A personal emergency evacuation plan (PEEP) sets out the support a specific person needs, and a general emergency evacuation plan covers visitors or members of the public whose needs you cannot know in advance.

For high-rise and many medium-rise residential buildings in England, the Fire Safety (Residential Evacuation Plans) (England) Regulations 2025 now set specific duties, which came into force in April 2026. We help responsible persons meet them in a way that is proportionate and respectful to residents.

Evacuation strategy review

Residential Evacuation Plan Duties

The 2025 Regulations apply to residential buildings in England that are at least 18 metres or seven storeys high, and to buildings over 11 metres with a simultaneous evacuation strategy. In these buildings the responsible person must:

  • Make reasonable efforts to identify residents who may need help to evacuate
  • Offer, and carry out if requested, a person-centred fire risk assessment
  • Put in place reasonable and proportionate measures
  • Agree and record an emergency evacuation statement with the resident
  • With consent, share limited information with the fire and rescue service
  • Review the arrangements at least every twelve months

Done With Care

Talking to people about how they would leave their home in a fire needs sensitivity. We keep the process respectful, only record what is genuinely needed, and handle personal information securely.

Secure by design

Our ISO 27001 certified information security management system means personal information collected during these assessments is protected properly.

Frequently Asked Questions

What is a PEEP?

A personal emergency evacuation plan is a written plan for a specific person who may need help to leave a building in an emergency. It sets out what help they need, who will give it, and how they will get to a place of safety.

Does my residential building fall under the 2025 Regulations?

The Regulations apply in England to residential buildings at least 18 metres or seven storeys high, and to buildings over 11 metres that have a simultaneous evacuation strategy. If you are not sure, we can review your building and confirm what applies.

Do we need an evacuation plan if our building operates stay put?

Yes. Every building needs clear arrangements for what happens in a fire, including what residents or occupants should do and how the fire and rescue service will be supported. The detail will depend on the building and its evacuation strategy.

Need help with evacuation planning?

From a single PEEP to a full residential programme, we can help.
